How true. My previous query would be incorrect also.
ANALYZE the table COMPUTE STATISTICS (or ESTIMATE STATISTICS if it's a very large table) and then
select num_rows * avg_row_len from dba_tables
where owner = '&&table_owner' and table_name = '&&table_name' ;
