Hello, can anybody let me know what is the advantages to create separate/new database since we can create new schema...

Depends on the functionality and usage.
If the application is small and does not occupy / need any special resouces, just create a new schema.
Creating seperate databases for each and every new application is just waste of resources ( for every database/instance you need SGA/Seperate areas / CPU allocation etc).
On the other hand, i would not create a schema for TESTING purpose, in the same database as PROD is been created. So different environments need to be in different databases ( in above case, preferably in a different server).

Uptime requirements
Version compatibility requirements with COTS
